There is an acute shortage of rooms in and around San Pedro as the growth in tourism is greatly outstripping development. This shortage is all the more acute among higher-end accommodations. The only accommodations which are at all comparable to Caye Winds are consistently fully booked six or more months in advance.
Capital Appreciation
The real estate market in San Pedro has seen a remarkable and sustained boom. From its humble beginnings as a quaint fishing village to its recent discovery as a boutique tourist destination, real estate prices have soared in and around San Pedro. The demand for properties shows no sign of abatement. Being an island, however, the supply of land is finite. Increasingly, resorts and developments are finding it necessary to purchase land many miles up the coast from San Pedro in order to find beach frontage.
Land values are contingent firstly, of course, upon being on the water. Values also trend much higher the closer land is to San Pedro. Caye Winds is sited on land that is but three minutes from town by water ferry. Other developments are as much as 45 minutes away from town by boat. One of the other wonderful features of the Caye Winds property is that it is, in essence, "gated" by virtue of its geography; ensuring the comfort and exclusivity of its mansions for generations to come.
It should also be noted that it is quite difficult to even find homes in Caribbean destinations. High land costs lead most developers to construct multi-family units. There are precious few homes available on Ambergris Caye. Of those, most are of very modest construction and design. Such limited supply can only bode well for the long term capital appreciation of your mansion at Caye Winds.
Whether one wishes to avail themselves of the opportunity to rent out their Caye Winds mansion or not, the revenue potential (particularly in light of the lack of an income split with the developer) will only add to their capital value as an income producing asset as well.
Taxation
Of considerable import, are the attractive taxation laws of Belize. Through a properly constructed income or family trust, an International Business Corporation (a corporate vehicle offering anonymity of ownership), or through other tax planning strategies you can lawfully defer or avoid tax consequences in your country of origin. Within Belize there is NO CAPITAL GAINS TAX and rental receipts are taxed at 1.75% of your gross.

Is there financing available?
Financing of 80% (and in certain instances, even 90%) of the property value is available through several local banks at rates which are comparable to those offered in the US, Britain and Canada. The developer would be pleased to assist in arranging financing.

How will I take ownership to the land?
The mansions of Caye Winds are set up with a condominium title system. Each owner will be entitled to full legal title to his home as well as a proportional share of the common elements of the property. Ownership through a Belizean corporation is suggested.
What are the tax implications?
Within Belize, there is no capital gains tax and rental revenue is taxed at 1.75% of one's gross receipts.
Owners may wish to hold title through an income or family trust, an anonymous offshore corporation (IBC) or many other vehicles designed to mitigate or eliminate any taxation consequences in one's home jurisdiction.
How do I get to Caye Winds?
All travelers by air must connect through the international airport in Belize City. Daily connections are available through several US cities (Houston and Miami being the most popular). From Belize City, travel to San Pedro is a scenic 15 minute flight or 45 minute boat ride.
Travelers may also cross the border at Chetumal, Mexico and travel to San Pedro from the Belizean border town of Corozal.
At the time of writing, the runway at the Belize City airport is being expanded to accommodate larger jets, including those from European and South American destinations and an international airport is under construction at Chetumal on the Mexican/Belizean border.
What about travel between Caye Winds and the town of San Pedro?
Owners and their guests will enjoy the 3/4 mile trip to and from the town of San Pedro in a luxurious Bentley pontoon boat. Local water taxis are also available. Once in San Pedro, most everything is within walking distance. Golf cart and bicycle rentals are available as are local taxis. For those that wish, ample mooring facilities are available for private boats as well.
What about the risk of hurricanes?
The mansions of Caye Winds are very well situated to guard against the threat of damage from hurricanes. Annual insurance, which includes hurricane coverage is part of one's common element fees. The relatively insignificant cost of such insurance speaks to the comparably slight risk of damage.
Belize itself is somewhat sheltered by the protrusion of Honduras to the south and Mexico (around Cancun) to the north. Further, as the water becomes shallower at Belize's barrier reef, it cools and that cool water acts as a form of hurricane repellent.
There are two dangers to a hurricane; the wind itself and tidal surges. The beauty of the mansions of Caye Winds belies the robustness of their construction. The mansions are built of solid concrete anchored directly to bedrock, with tied steel at 6 inch intervals and are raised seven feet above sea level to ensure that even the slightest chance of damage is vehemently guarded against.
Is it practical to make my Caye Winds mansion my full time residence?
The internet - and particularly internet telephone providers such as Vonage - have really opened up the possibility of making Ambergris Caye one's permanent home. Professionals, executives and business owners can often accomplish all the tasks they require by internet, fax, telephone or video conference. Meetings no longer become a matter of necessity, but an excuse for your client or colleague to come fishing or diving.
Perhaps your work day would start by taking the kids by boat over to one of the island's several private schools and then fishing for a few hours. Upon your return to your home office, you check your emails from your favorite terrace as the sea laps up against the beach and you watch a kite surfer float lazily off in the distance. That afternoon, you meet your client at nearby Caye Chapel for 18 holes on their picturesque island golf course. That evening, a water taxi whisks you and your family to one of the island's many world-class restaurants.
It's not long before the warmth of the people and the relaxed pace of island life will make you question why you didn't make the move earlier.
How long until my Caye Winds mansion is ready for occupation?
At the time of writing, construction times are approximately six months. We expect that we will be able to keep to that schedule, and would be able to say much more definitely at the time of entering into contract.
How is the property to be managed?
We recognize that only some owners of mansions at Caye Winds will wish to derive rental revenue from their property. Accordingly, the property will be managed so as to fairly allocate costs according to use. The basic common element fees have been set at $2,000/month. The costs associated with the rental of mansions (house-keeping, advertising etc) are separately accounted for, and allocated pro rata among those owners availing themselves of those services. Those costs are anticipated to be roughly $1,772/ month (based on 70/80% occupancy) and will be passed on to owners at the actual cost.
The owners will control the management of the community through an elected Board. The developer will put the management in place and it will be up to the owners to decide when, or if, they wish to delegate management to one of the many local management companies, or their own in-house staffing.
