Elite Properties is pleased to introduce our premiere edition of “élite news” – our bi-weekly newsletter to all our property owners, investors, and vacationers in the beautiful town of San Pedro, and for all of you “web searchers” who would like to be, and should be, in Belize.
Élite Properties is the umbrella company of Élite Property Management and Elite Realty (an Independent Contractor for Re/Max Isla Bonita). Our professional and experienced staff are “raising the bar” for business standards in the Country of Belize. We are managers of the first and only “planned community” in the Country. Our state of the art software systems allow us to be front and centre in the vacation rental, real estate sales and investment opportunities. We have redesigned and renovated our temporary offices at 34 Coconut Drive in San Pedro. Our office space is a second story open-concept space with a fabulous view of the Caribbean Sea off the screened-in boardroom.
The permanent home of Elite Properties, will be part of “Coco Palms Plaza”, a brand new three storey building,” on the present site of TMM Yacht Charters. Located just a half block west of the airport, we will share the premises with our associates, Ernie H.A. Walter Architects International, Orion Enterprises, Caye Winds Ltd., and owners TMM Yacht Charters. Sharing space with these integrated companies will give us a fabulous advantage to showcase all the projects being developed on the Islands of San Pedro. Clients can see first-hand models and renderings of our vacation rentals and our real estate sales and investment opportunities.
Some office space will be available in the building for potential, compatible businesses. Developed in this space will be a video conferencing centre, which will be able to be rented for specified periods of time. Display areas will showcase the new projects being developed on the Islands of San Pedro. Models of condos and homes for vacation rental and sales will be on display at all times. Brochures and other materials introducing you to all of our services and to all of the fabulous tours, etc. available in Belize will be on display. Pictures of our project models will be put on to our website and further information can be forwarded by upon request.
Updates
Our primary focus for the next few months will be financial updates and the construction progress of Casa Corbu and Piramides del Mar. We will keep all owners and investors up to date with photos and verbage on the project progress, so we can all share in the excitement of seeing our Belize dreams coming together.
Casa Corbu
Architect, Ernie H.A. Walter and Developer, Neil Sullivan, have been kept very busy pursuing the financial requirements for mortgage approvals and putting out the call for tender bids for construction. Congratulations on a job well done – all Corbu mortgages are complete and construction bids awarded, so it’s time to build!!! The construction project management bid was awarded to Jeff Pierce of San Pedro Sandman Ltd., better known to the folks familiar with Belize as Jeff Pierce of Reef Village. It will be a pleasure to watch Jeff and his team double-shifting construction with 16 hour days on site in order to meet the completion contract date of April 15th (taking into account closures for “snow days”,etc).
We will keep the website posted with construction progress and pictures along the way. If you are an owner, you will be excited to watch our dreams taking shape. If you are a vacation renter, you will appreciate the construction detail and attention paid along the way to ensure you a safe and fun holiday.
Piramides del Mar
Marketing for the next condo project, Piramides del Mar, is underway. This will be a two-phase plan, with Phase One totaling 18 super luxurious units on The Islands of San Pedro. Facing the famous Cayo Espanto, these condos will be surrounded by the $1.5M Cove villas and The Isla Fiesta. Of course, the pristine turquoise waters of the Caribbean Sea are on your doorstep!!
The project is unique, as it grows out of old stone ruins alongside a grand canal. They are being offered by Re/Max at 25% down with the balance being carried by a first mortgage. Prices range from $385,000 to $725,000 for the rooftop villas. The only thing limiting the staggering growth potential in Belize, and in particular San Pedro, is the lack of infrastructure, i.e. airports and accommodation. The present need for accommodation far exceeds the existing infrastructure. Hotels from $140/night to $1500/night are fully booked all year round. Some have waiting lists of over a year.
