Please explain how you get screwed by a real estate company in San Pedro.
1.It seems that there are a lot of comps to get a good appraisal of property or condos or homes on the island.
2.A little investigation will show who holds title.
3.Isn't property worth what someone will pay for it?
4.Don't pay "sticker price" and don't be in a hurry is usually a good idea. Sweet Basil's restaurant was listed for $600,000usd a while back and then went to $300,000usd. It was up for auction and could have been bought for very little.
I know agents at most of the places Pedro named. I don't think I would worry buying from any of them. But that's just a non local's opinion.

Thank you globalboy and pedro 1 for the positive feedback - I know pedro but have no idea who globalboy is ---- many many moons ago I did work at Southwind, and later on I had a desk at Sunrise ---- back then we wondered if there were enough listings and enough buyers for "so many" brokerages (there were 3 or 4 on the island).

Business in Belize is based on relationships as much as expertise. You need both.

Expertise - keep you out of the usual legal and practical pitfalls.

Relationships - because this is a community - today's buyer is tomorrow's seller; the broker needs to eat; and we all have to live together on a relatively small island.

When somebody asks for advice on choosing a broker (anywhere - from LA to Belize) I advise ........
1. find somebody who knows the market
2. make sure they have time when you need their services
3. choose a person you like to talk to and be around - if your inner radar says to stay away from somebody, find somebody else.

collyk - the agent you ended up using is no longer on the island and was only in the business a few short months.

Listen to the advice Diane, Reaper & SIN have made above.

Who in their right mind would send earnest money to a "broker" that has lived on the island for a scant few months, doesn't have an escrow trust account in the corporate name, doesn't know the area, doesn't own any property in the area, and doesn't suggest and recommend the use of reputable attorneys.

In the past couple of years we have seen quite a few real estate "brokers" come and go, sometimes with an unsuspecting buyer or sellers money. There are some dubious characters in high profile areas right now, doing business!

Buyer beware.

At least all of the businesses that Pedro1 mentioned have been in existence more than a year and the principals all own real estate on the island.

Yeah I believe I know who you are talking about and I don't think any of the agencies above are doing business with him.

Like a said, there are a few out there that will take advantage of unsuspecting punters.

Can anyone tell me what the "Average" Real Estate commission is in San Pedro? I know here in the states it is typically 6%, but can negotiate down a little bit. Just wondering what to expect there. Also, someone once told me that a Real Estate license isn't required in Belize. True?
