So maybe you can fill me in on the information here on this forum. We are arriving on the 17th for the purpose of real estate shopping. Is there any agent who works Caye Caulker. Most I find are in Ambergris.

Please get a lawyer in Belize to examine the title to any property you are considering. There are far too many places there with dubious heritage.

Real Estate agents are not licensed in Belize. Beware.

Many things don't require a license in Belize, including the running of just about any business, which is why we all like it here. Not Much RED TAPE!

But to get to the point, most Real Estate companies or Agents do USE A LAWYER - that is part of what they offer when they are selling properties, services....

And they are the most knowledgeable about Real Estate in Belize, taxes, laws etc..

Don't mind helper, she seems to be passing off her ingrane First World Phobias here on the board frequently.

Well Mermaid, maybe you doth protest too loudly. I can understand it is your natural desire to protect the honest agents in Belize and there are many, and that is fine.

But "helper" does have a good point this time as evidenced by many problems of title buying properties in Belize. She simply gave prudent and good advice to any buyer not familiar with the system in Belize.

Tolerance and an open mind work both ways.

As I mentioned, I work for Southwind Properties. They are one of the best Licensed Real Estate companies in Belize based out of San Pedro. They handle in excess of 10 property sales a week countrywide and have their own in house lawyer. Of course everyone should protect their investment and if a buyer chooses to hire his/her own lawyer, it is up to their discretion. Tina

Dear Jim / Sandcrab,

I have no problem with people exercising caution in doing business; any business, any where in the world, not only in Belize.

But when someone makes a Post about a specific, legitimate, Real Estate Company in Belize and someone counters directly to the post with something like:

"Real Estate agents are not licensed in Belize. Beware."

What are they trying to say? Perhaps the Mermaid takes things a bit too personally on the board when people try to 'dis' anything Belizean. Perhaps the mermaid should.....

Common sense is common sense any where you are. And things are no different here than they are any where else.

Why the "Beware" like all Belizeans are a bunch of thieves?

Thanks for all the input. As a buisness person I never sign anything without a lawyer, no matter what country Im in.
Tina, I will contact you after we arrive. We fly in this Thursday. This will be our first investment in Belize. We love it there. The laid back attitudes is perfect for us Alaskans. Hopefully we can find somthing that will suit us.

Well, if you see a dis in this thread, I would suggest you re-read your replies to helper.

1. I don't agree that anyone was directly countering Tina's post. It's obviously a generalized remark and not targeted to any realtor in particular.

2. There was no reference that all Belizeans are thieves. Far from it. Maybe her post would be better worded stating that, "Many Real Estate Agents in Belize are not licensed". This is a very true statement, and any buyer should beware.

3. I am surprised by the thin-skinned remarks written by you. You seem to want to rear the ugly head of racism and apply it to helper's reply when there was none intended. In fact, I am very surprised that your reply contained more disses and racism than the others.

4. I hope I haven't offended you with my reply, but I couldn't let your remarks, which seemed to contain a lot of assumptions and enhancements, go unanswered.

5. Finally, I believe Tina A's and Southwinds reputation as realtors are above reproach. If I were purchasing land or selling it, I would definitely want to have Tina do the job.

If being assigned 'moderator' means I have to hold my tongue, then I'd rather just be me.

Politics and being politically correct are not for me; if it did, I'd be the Area Representative in the House of Representative (at the least).
