Well it looks like the Lands Dept is at it again. Evidently they have not learned much from the past. The Lands Departmnt in it's infinite wisdom has decided to lift cautions that owners have filed on their property in Reef Village and allow Jeff Pierce another subdivision. The majority of owners have opposed this subdivision and in spite of a lawsuite to prevent it the lands department is refusing to allow new cautions to be filed and has announced that they are releasing all existing cautions so that Jeff Pierce can continue with a proposed subdivision although he has been unable or unwilling to complete what he has already started. Just curious how he can manipulate the people at the Lands Dept in spite of everything else he has screwed up. i.e. Reef Village, South Beach. Just makes you wonder what is going on there!!!!!!!!!!

That sounds quite curious. You really need to get a competent attorney on the case to sort out the problems that Reef Village has put itself into. The system is in place to make development easy - it should not be this complicated.

Most owners of Reef Village completely object to the Lands Departments lifting the cautions these owners have placed on their properties at Reef Village. The lifting of these cautions will allow Jeff Pierce to procede with additional developement on the island without completing what he has already started.
Currently, he has not completed the buildings he has sold, nor has he provided adequate electric service, water supply nor sewerage treatment. To allow him to procede with more building may be a huge detrement to the island, and anyone with an interest should protest loudly.
I encourage everyone who has a property at Reef Village, and anyone who resides on the island be loud and clear in their protesting this action. If you don't speak up now, you will have no right to complain if things worsen as a result of this activity.
Please don't remain silent. Let your voice be heard and let the Lands Department know you object to the lifting of the cautions.

Although I sympathize with those of you who have not received what you paid for you simply had to know that eventually there would be an issue. Prices too low to sustain construction suspect quality and the involvement of time share equals a recipe for disaster. Who has been handling the legal aspects to this point? Who filed the cautions?

Behind the condos are villas, still a part of RV. The villa owners are the people who placed cautions on their properties. Please let the lands dept know how critical it is that the infrastructure is corrected before additional strain is placed on this area.

As owner in Reef Village I would liketo thank Mr. Baroni Hernandez for once again allowing Jeff Pierce to screw and defraud the owners at Reef Village. You have decided to lift the cautions owners have placed on their properties in order to try and protect their investments. In doing this you have allowed Jeff Pierce to move forward and defraud other people when he won't finish what he has started. It is apparent that in Belize money supercedes the rule of law.Once again Mr. Baroni thanks for letting Mr. Pierce continue to cheat his investors. It;s no wonder many people are choosing to avoid Belize as an investment country when they won;t even honor their own laws.
