Im thinking about buying a lot to build on. Is tres cocos a nice area to build? I see alot of agents online pumping it up as a great area to live anyone have some info far as crime, access to town etc....

Tres Cocos is a lovely area. Our family lived there for a year. My only complaint is that when it rains, the roads get bad--I mean really bad. And they stay that way.

Ok so how far is it from town and are there alot of neighbors because i hear the nicer parts of the island have fewer homes and are undevelpoed

Tres cocos is one of the nicest parts of the island. The issues are that there is no trash pickup (unless you pay), city water or good roads. The roads issue may change soon. The land in the area is expensive but a little less so than the Holiday Lands area to the south.

Holiday Lands area south has no issues but there are very few lots available and the price is above the tres cocos area.

Talk to a Real Estate agent (www.ambergrisrealestate.com) and visit both areas and then make up your mind (that was a shameless plug).

I suggest you go to the lot you are interested in buying and sit there for a while. Notice traffic etc. If someone comes over to see what you are doing you have just met a potential neighbor. Many areas have active neighborhood watch programs and that’s what we do – watch. If no one approaches you I suggest you walk around the neighborhood and see if you can talk to some people.
Are you a cave-dweller or a cliff-dweller (like to be left alone or love to see people). Two lots may cost the same and look the same but the neighbors are part of the package.
I have to shake my head at people who profess to love it here then built monster homes enclosed by high walls. I hope that is not you. I live out in the open at Birdland in the Tres Cocos Area and invite you to stop in.

I havent read anything about the holiday area how is that area? No public water how does a person get water? The roads are no problem i dont plan on building now hopefully the roads will be better in 2 years i just want to get a lot before the prices go up
