i was researching land in the punta azul area. i hear it is 7 miles north of san pedro. i hear the elevation is good with no mangroves. i plan to visit, but i would like some feedback as to what anyone has to say about the area and the price i should be paying for lot sizes on oceanfront of 75x130 or so. thanks,

I think Punta Azul is 12 miles north...
