The Site
Ten Luxurious Villas are located approximately two miles south of town in what is locally known as "Millionaire Row" (due to the large private homes that have been built in the area). There are three buildings. Two 4-plex's and One duplex. The two 4-plex buildings are located on either side of the property with the duplex nestled in the center behind the complex's pool and sunbathing deck. All units have an unobstructed view of the blue waters of the Caribbean Sea and the reef beyond. A sturdy seawall is built in the front of the property and offers protection from the elements and provides an extended white sand beachfront area.
Building "A", on the north end of the property, broke ground in February of 2004 with expected completion in May 2005.
Building "B", in the center of the property, started in August 2004 and is expected to be completed by December 2005.
Ground breaking for the third building "C" is expected to to start in June 2005 and be completed by September, 2006.

The duplex, located in the center of property, overlooks the Caribbean past the pool area. The building houses identical upper and lower condos, each 1740 square feet with 2 bedrooms, 2 bathrooms. The large front verandah is accessible by both the master suite and the great room through beautiful french doors. The spacious master suite holds a large custom-made wood closet and large master bathroom with double sinks and separate shower and bathtub. The second bedroom is located on the opposite corner of the condo with the second bathroom accessible from the hall. The laundry/utility room is by the main entrance. The Construction
Tara del Sol is constructed to American standards by an American contractor who has resided in Belize for the past 25 years and has an outstanding reputation for quality construction.
The buildings sit on 6,000 p.s.i. pilings down to bedrock with a 36 inch wide heavy steel reinforced footings 4 feet below the ground level. The units are built with steel reinforced concrete block, with concrete plaster finish on the interior walls, and colorfast "Acroctete" finish on the exterior, for low maintenance. All exterior walls and ceilings are insulated with Styrofoam insulation. Common walls separating the units in building A & C, are double block, each filled with insulation and separated with a 4 inch gap, filled with insulation. This procedure ensures the utmost in privacy. The windows and French doors are "Weathershield" brand, and have double panes filled with argon gas for UV protection. The roof is galvanized "shake" roofing developed in New Zealand by "Decra Roofing". It is also insulated over a concrete slab.

The Progress
Tara del Sol's construction is currently running on schedule. Building A will be move in ready in May 2005, Building B is scheduled to be completed by December 2005 and, Building C and the pool will be complete by September 2006.

Owning Real Estate In Belize, an emerging third world.
Belize is a country with British common laws pertaining to land, property and business. It is a former British colony previously named British Honduras. Belize gained independence in 1981. The country's court system provides a firm basis for ensuring that legitimate business practices are maintained. It has a stable economy with the Belizean dollar being attached to U.S. currency. The country, although being considered third world, has all the advantages of North American access through convenient international banking and the internet. English is the official language of the Belize with Spanish and Creole also being widely spoken.
Non-Belizeans may own property or businesses in Belize at 100% with simple fee-title. There are normally two expenses incurred in purchasing property. These are a stamp duty of ten (10) percent and legal fees of approximately two (2) percent of the purchase price. Your real estate transaction can take from one to two months under normal circumstances.
The use of competent legal counsel is recommended for any purchase to ensure clear title and appropriate process and documentation. We can help you through this process. Buyers should seek full disclosure from their real estate agent or property owner before signing any contract and submitting any funds. Buyers are advised to keep in mind that Belize is a young country, without established real estate laws, so due diligence must be utilized in each transaction to ensure all outstanding questions are resolved prior to closing.
Buying Tara del Sol
When you are ready to purchase your piece of paradise at Tara del Sol you will be required to make an initial deposit at the time of signing an 'Agreement for Sale'. As the buildings are being constructed, you will be asked to make partial payments for each stage of construction with the final payment being made upon completion of the building or you take possession, whichever comes first. The stages of construction include, completion of foundation and ground floor walls, completion of second floor walls, completion of rough-in plumbing and electrical and completion of roof and exterior doors and windows.
By purchasing a Tara del Sol condominium, you agree to abide by the "Exclusive Rights of Occupancy, Possession and Governance, Covenants, Conditions and Restrictions". This document is intended to guarantee an owner of the certain exclusive rights to his unit, certain rights to land, building and common improvements thereon, and certain obligations to the company (Tara del Sol Limited). All are intended to insure the peaceful enjoyment of the property for all owners, to promote and protect the value and to provide guidelines for the management thereof.
