San Pedro is the only place you can build a $400,000 for...

...safe to say it will cost more than you plan for, take longer than even your most conservative estimate, and present more challenges than the most creative imagination could anticipate. On the positive side, seeing a project come to fruition is incredibly rewarding. One thing is for sure if you are planning on building here: plan on being here for ALL (if possible) or MOST all of the construction process.

Also, is there a crew, that is reasonable to clear land up north, Habaneros area.
Heard the mininites do a good job, and reasonable, Info would really help, as I would try and talk to them Wed 22nd when I am down there.
Otherwise will come back, and get a list, and talk to them on next trip.

Corona Steve, the Mennonites mainly clear by slashing and burning. If you have any trees that you wish to save - this would not be the route to go. Casey Moore of Island Consructions or Alvaro Guerrero of the Essene Way may be able to help you out. They have heavy machinery and will bulldoze most of the area, but they will save whatever trees or landmarks you request.

The other method is hand clearing, it takes longer and the crew needs supervision to save your trees.

Whichever method you choose, it is not inexpensive. Unless you are planning to either build or landscape you may want to reconsider clearing you land at this moment. Within 18 months, if you do nothing to the land, it will be overgrown again.

In answer to the construction cost question. Depends on where you build, the method of construction, the quality of the finish work, etc.

Rule of thumb, concrete construction, glass windows, mahogany doors and trim - $80 US per sq ft in town, $100 - 120 US out of town if you hire a general to handle all aspects of the job.

Wood could be a little less costly, easier to work with, faster construction - but durability could come into question during storm season and the insurance companies may choose not to offer coverage.
