I own property north of the cut and hope to build a small house in the near future. I would like to hear thoughts on what to look out for regarding building on the island without sugarcoating the subject.
I'm sure anyone that's done it has some words of caution as well as pleasant surprises to share. Having been to AC numerous times I'm familiar with the process yet horrified of being taken to the cleaners.

Are you saying you're looking for a contractor???? We've been going 2-3xper year since 98....bought property in 2000...Tres Cocos, and started building Nov. 2001....email us..rickcheri@hotmail how many times have you been??????? C

We bought 2 years ago and are ready to get bids for the job. have the plans and permits. wondering how contractors and their contracts on AC differ from those in the states. would like to hear feed back (positive and or negative) from those that have gone through the process.

We are building with Graniel's Construction. Based on my research they are not the cheapest deal in town but Armando has been in the construction business for more that 40 years and he really knows what he's doing. They have a complete woodworking shop and make all of the doors, windows and other finishing materials on the island. I have been impressed with the quality of the workmanship and also the integrity of Armando who has spent a great deal of time with my husband and me to ensure we're getting what we want. I think that you get what you pay for so I prefer to pay a fair price for a job well done. Most contracts are very different from here where prices are generally based on time and materials. All of the contactors I tt in Belize were charging a price per livable square foot of space. If you want to email us directly you can write to [email protected]

We spoke with the Graniels, but decided on a "Jim Hanna Home". He has built most of those houses just directly north of the cut in Tres Cocos. We did our research, conversations, relationship building for a few years.....We believe by far, he is the most "sturdy of builders on AC. His reputation speaks for itself!!! Have you spoke to any contracters on AC??? Or went and looked at several different pieces of their works??

Hi,

My husband and myself are also starting to investigate building a house on AC, Does anyone have phone #s or email addresses for Jimm Hanna or other builders they would recommend?

Can anyone (briefly or otherwise!) describe the process of having plans and permits approved for building on Ambergris Caye or who I would contact to obtain information?

Graniel is by far one of the reliable builders on the island. He just finished a house next to ours. He's a very honest man and cuts no corners. (I guess thats why he's been around for so long) Check out some of the houses on the south end too, talk with the owners to see what contractor they used, if they had problems, and if they would recommend using him again.
Make sure you have a written contract and all t's are crossed. Talk with as many home owners as possible and listen, listen, listen.

Jim Hanna at [email protected] our opinion, not only the best builder but by far the most honest!!!! He will answer your questions-just email him!!! He also owns Pier Lounge!!!! GREAT reputation....get yourself a "Hanna Home" you won't go wrong!!!! Maybe spend a little more. But that house ain't going ANYWHERE in a hurricane!!! Ask Hurricane Keith!!! C again, just an opinion!!!!
