Not sure what to tell you. You need to look at how much money you have actually tied up in the property. I would look at what some of the south Caye is selling for with power etc. And base you number 10-20% lower. Just my thoughts.

The north Caye is nice and quiet...but has issues because it has limited access FWIW.
