This is a nice cleared lot located at Mata Grande Beach about 5 miles north of the center of San Pedro. The lot number is A13-1. Mata Grande is one of the most beautiful beaches in Belize! This area has electricity and is now accessible by golf cart from town. Very high elevation for Ambergris Caye (I remember seeing one map that had the highest point on this beach -- which is at the front of our lot -- at about 15 feet. It's a few feet lower towards the back but all of it is very high and dry). You can find cheaper lots, but remember the cost of fill! You won't need it here. The lot is approx. 150 feet deep and 85 feet wide. This lot is on the second row with beach access and great ocean view. The second row is higher ground and much safer from storm surge than the first row! There is a house built on the front row lot between our lot and the ocean (actually this front row house had to be re-built after a recent hurricane) so you know what is there -- no surprises. Remember there is a cut in the reef at Mata Grande making easy access from the beach side to the ocean side of the reef (or from the ocean side to the beach side). I'm only selling because I have to.
