I see the BYC seawall has been extended so this slip is totally subsumed into BYC land. Is this legal?

pedro2 - this is not a "public slip." The pier permit belongs to the Hideaway property.

The public easement is only a 10 ft wide foot path.

The owner of the property adjoining the BYC (not the BYC owners)to the south is extending the seawall in front of his property.

They had surveyors in a while back and it looks like the alley is going to end up the same size as the one to Mar De Tumbo. If they own the land I assume it's legal.

The land has been privately owned for eons. The owner of the lot north of the easement has just recently had the lot resurveyed in order to complete the seawall project. Now that BYC has put in the monster seawall, he needs to follow suit. Which will probably mean the other neighbours may have to continue the wall along the coast .....

Is there a lot south of The Sands and north of the easement or is it all part of The Sands?

The lot that is advertised as Sands II still belongs to an individual who is improving his property.

Interesting. BYC were letting it be known that they owned that plot.

If you look down the alley from the road, the new seawall appears to align with the righthand side. Io other words, the alley will end at the beach with no possibility of boat access to the sea. Especially so if the owner of the land immediately south of the alley also builds a sea wall. There will be nowhere a pier could go.

It can, just like many other piers on the island.
