Just wondered what your thoughts were on Liability Insurance In Belize?
We have owned our condo at Oasis for many years and we have our Condo insurance through our association(which covers all 15 condos in the complex).
In addition we have our personal contents insurance.

One of the other owners was asking about Liability insurance?
Eg someone slips on a tile and then tries to sue the complex. Yes we have signs warning people that the tiles might be slippery when wet etc.

General thoughts were that any liability claims in Belize are unlikely to be heard and as such its not really necessary. We know its not like the USA!

Just wondered what your thoughts were and whether any other condo owners (or condo associations) have liability insurance or whether its really needed?

Check with Rf & G Insurance company. Probably a good thing to have this insurance and it's not too expensive.
Yes, I know of several complexes that have it.

Hi, Colin!

We did a lot of research on this about a year ago. From an informal poll of about 8 or so other newer complexes, about half had the public liability and half did not. One of them had a claim (which I think was not paid b/c the person hurt was intoxicated), but the rest had no claims and no problems. For those that did not, they had the same reasoning as you state above - liability claims would not be heard; if it was heard, it would take years to be resolved (and most visitors would not have the patience/money/time to wait on the Belize court system), etc. There was even a statement that Belize law does not even define liability, as it is more "you are responsible for yourself" culture. I can't support or refute this claim, though, as I have limited knowledge of Belize law.

I think you would receive a "yes, you definitely need insurance" response if you checked w/ an insurance company about the need for insurance...

That really echos my thoughts on liability insurance
I'm sure any insurance company would love to sell it

Essential? No but nice to have if not too expensive
Needed? No but nice to have if not too expensive
Enforceable? Possibly no, possibily yes but its nice to have if not too expensive

I'll let our HOA have the final say
