Here is status of this development and two others .......per ACCSD website.

Other Developments seeking Environmental clearance from the DOE to start building on the island.

* Mayan island - West of San Pedro Town, 96 condos, hotel, 19 houses, cafe, pools and tennis courts on 18.9 acres. LLES submitted to the DOE. Developers website www.mayanislands.com. 16th March - LLES "not accepted" by the DOE and taken down from the DOE website
* Venecia del Mar - West side of the San Pedro airstrip. Phase one is 49 condos, 8 Villas, 36 hotel rooms, shops, restaurants and pools, built on 17 acres of an 80acre site. LLES submitted to the DOE. 16th March - LLES "not accepted" by the DOE and taken down from the DOE website
* Casa Linda - West of San Pedro Town. Developers website www.casalinda.us. A 4 acre property with plans to develope 21 family Villas, 100 room Hotel, 16 Condos, two swimming pools, restaurants and shops. LLES submitted to the DOE

i have been trying to wrap my head round it all for some time now.
it appears that the GOB is perfectly content in changing the existing image of Belize, one of un-crowded pristine beaches, laid back eco-type vacation destination, unique among all the other rubber stamp carribean spots, and go ahead and let Belize become exactly like them.
gated, private, exclusive, glamorous, elegant, world class, blah blah blah,, all in the assumption Belize and Belizeans will be better off.
personally,, i see it differently. but that's just me.

Diane, please educate me about the meaning of "LLES not accepted"

Does this mean the project will not get approval from the DOE?

If so does this mean the project is dead or is there an appeal process?

LLES = LIMITED LEVEL ENVIRONMENTAL STUDY

These are generally submitted by smaller projects. I imagine the DOE rejected the LLES for Mayan Islands and Venecia del Mar because due to their size, they will need to do a full Environmental Impact Assessment.

I find it interesting that anyone would develp a large resort anywhere in the world now, but especially Belize.
The occupany rates are down, flight prices are up and the economy is faltering. Even in good times there are only so many airline seats to bring overnight guests to Belize.
I would like to hear from the local realtors that post here about how sales of existing developments are going at the moment.
In Diane's post there are 161 condo units planned. That's laughable projections in any economy.
I would also like to hear from the existing resort owners how occupancy rates have been this season.
I envision a future island with vacant structures all around like that building next to the Lazy lizard on Caye Caulker.
