Tres Cocos is a lovely area. Our family lived there for a year. My only complaint is that when it rains, the roads get bad--I mean really bad. And they stay that way.

Tres cocos is one of the nicest parts of the island. The issues are that there is no trash pickup (unless you pay), city water or good roads. The roads issue may change soon. The land in the area is expensive but a little less so than the Holiday Lands area to the south.

Holiday Lands area south has no issues but there are very few lots available and the price is above the tres cocos area.

Talk to a Real Estate agent (www.ambergrisrealestate.com) and visit both areas and then make up your mind (that was a shameless plug).

I suggest you go to the lot you are interested in buying and sit there for a while. Notice traffic etc. If someone comes over to see what you are doing you have just met a potential neighbor. Many areas have active neighborhood watch programs and that's what we do - watch. If no one approaches you I suggest you walk around the neighborhood and see if you can talk to some people.
Are you a cave-dweller or a cliff-dweller (like to be left alone or love to see people). Two lots may cost the same and look the same but the neighbors are part of the package.
I have to shake my head at people who profess to love it here then built monster homes enclosed by high walls. I hope that is not you. I live out in the open at Birdland in the Tres Cocos Area and invite you to stop in.

for some basic information on what is available where:
http://www.ambergrisrealestate.com/understandingAC.htm

The Holiday lands area begins about 2 miles south of town and extends to about mile 3.25.

Everybody has their own take on the town-water issue. We live far from town water and have our own cistern that works very well. We have no water bill, and are not in a panic when WASA has one of it's "issues".

For full disclosure -
I live north and love it.
Josh lives south and loves it.

You have to find the place YOU love.

90% + of Ambergris Caye is out of the range of service from WASA.
San Pedro proper that it services is a small 10%...disregarding the taxed area..
People on this part of the island have developed systems of their own,
and I see that independence as a good thing. Tres Cocos is a great little community but much to close to town for my liking.
The problems of San Pedro seep over the bridge to effect Tres Cocos and will more as the town grows.

We get water from god - it's called rain and is better than any bottled water I have ever tasted. We have wells and cisterns.

God makes rain water? Here I thought it was evaporation, condensation and precipitation.
