Purchasing property in Belize #462645

Considering purchasing some real estate in AC. Looking for some info from anyone who has done so in the past. Did you hire a local lawyer or just go thru a Real Estate Agent?
Can you recommend any real estate Lawyers either in Belize or the US that deal with Belize real Estate. Thanks, in advance.

I'd recommend using Chris Allnet or Grant who works with him. We wish we would've used Chris instead of the Realtor we did. Chris & Grant are stand up guys who will have your best interests.

My advice is to be very cautious when purchasing, try renting for a while to see if AC is somewhere you really want to purchase real estate.

Be ware of Developers promises when it comes to new construction. If you decide to use a Lawyer be careful. You can always PM me if you want more info.

I would advise you to either use an attorney or a paralegal. There are companies that do nothing but closing on the island and they are very good at it.

If you feel you would be more comfortable with an attorney then do so. In terms of costs you should expect the services portion of it to cost you between 1% and 2%. That will cover all the paperwork and title inspections. If you are buying land make sure you have it re-surveyed.

I have purchased two properties on the Caye, both with the same developer. Unfortunately, the real estate agency I used was recently purchased by a franchise agency. However, management of my properties remains intact. The key person for filing requirements is still at the agency and there was no need to hire a paralegal or other official. I have had these properties for over 10 years.

Using a realtor for closing can work out badly in the long run.
You can be happy in your home without realizing that the paperwork is wrong.
Realtors have sent me titles with the wrong description. Had we not caught it the owner would never have actually gotten good title and none of us would have known it.
A para is OK as long as it is a LOT cheaper than a real lawyer.
If things go wrong the realtor or para will direct you to hire a lawyer. If you use a good lawyer you have paid for good title and that includes defending their work in court.
