Hello everybody i am back again to ask for your help please, i own a lot in Habaneros north which I bought from a gentleman by the name Larry Feger back in 2005. i have paid taxes since then. I recently spoke to the San Pedro Town Council about a missing tax receipt they noticed missing.while communicating with them they asked for a copy for a land certificate for my lot in North Habaneros. ihave no such certificate, does anyone know this realtor as i have trouble reaching him as i am in Florida.Is this something new or should Mr Feger supplied me with such certificate.any help will be appreciated.

So you have no title, land certificate or deed for the land you bought? What official paperwork do you have that shows you own it?

If you don't have a Land Certificate it might be that you have an Agreement for Sale or a Deed of Conveyance? Deeds can be turned into Land Title Certificates by going through a process in Lands Department. Was Mr. Feger the seller or the broker? I'd strongly advise you to get a title search done on the property. You may find that you are registered and only need to file for a replacement LTC. You do need to know. Town Board tax records are based on what has been supplied to them - their records do not guarantee titles.

I do have deed of conveyance.My daughter has decided to get a Belize lawyer to handle getting a land certificate.once I get that I will put lot up for sale with a local Realtor.I have already approached a local to handle the sale. any good reliable realtors welcome to leave a message.I asked about mapping as I understand all of ambergris has not been mapped after which deeds of conveyance can be replaced by LTC. Oh well thanks for reply's I will let my daughter handle this mess.I would imagine as i have been paying taxes to the Council that I have a legitimate claim. thanks again Diane, I can always count on you to give good advice.
