The original BYC developer sold slips in what was supposed to be a full-service marina but the facilities degraded into disuse and the later resort operator reniged on the slip owners. All that's left at the present is a broken-down pier with no amenties. The resort is gaining a casino right now however. Maybe that will bring in the big bucks to revamp the marina.

Do you really think the present owners would honour any contract they had entered into if they later saw a better opportunity?

I see the new marina is due to open in the autumn of 2008. Is that in the same way that the new condo block was due to be completed and in occupation by Christmas 2006?

I wouldn't mind, but the concrete block at Tuffee just isn't big enough for mine. Pulled it right over!

I guess our Mini Yacht "Rufffin It" will just have to remain here in Sunny Neptune New Jersey until the Marina is built.

Not many 'Superyachts' draw less than 6' of water. Anything more than that would need a deep water trench all the way to the reef.
That won't happen in my lifetime I hope. They seem to have the best luck with the sportfishing vessels at BYC.

dynamite the Reef and dredge the sea bed all the way to the BYC ?
Department of Environment would give a permit as long as it would further development.
Does anyone other than me think 'sustainable development' is an oxymoron?

The website said they have a control depth of 8 ft from the main cut to the yacht club.

It will be quite a dock - curious about the insurance and how it will hold up in a hurricane:

A state of the art facility, which will accommodate up to 112 vessels, the first phase will open Fall 2008. Consisting of a fixed T head, bulk headed pier with floating dock fingers, the marina will accommodate vessels ranging in size from 35 to over 150 and up to 8' draft. The face dock is 532 long and selected slips will have high speed fuel bunkering at the dock. Depending on availability vessels may dock alongside or Med moor using the Med moor anchors placed in the seabed perpendicular to the face dock.

Not sure I want my luxurious megayacht parked in front of a permanent, swampy, garbage filled construction site that hasn't been worked on in 3 or 4 months...when is the first phase opening for those new condos? Fall 2019?

UNLESS the reef opening and the passage from there to the new marina are heavily dynamited there is little hope of any large vessel making it unscathed. There are coral heads everywhere. I'm sure they'll go ahead and build, knowing that it can't work, and then use the leverage that having invested so much will give them to get all the blasting done. If I wanted to build this marina that's what I would do. Since they have no desire to operate the hotel and marina they will need to convince a prospective purchaser that it is wholly viable. They must also hope to find a purchaser who is naive.

I am certain that blasting will prove to be necessary, and confident that it will happen in due course.

The marina and the casino are already owned by someone else...purchased by outside investors.

I think you'll find it's not a clean break. I had contact with one of these "new investors" and it's interesting how quickly there was a reaction from our old friends.
