Private Investigator: Boca del Rio Park up for sale?
Q: I was sitting at a restaurant this past week and unintentionally overheard a conversation between two individuals. They were saying that the Boca del Rio Park was up for sale. Is this true?

A: Parks fall under local government jurisdiction; as such they are the ones who recommend the sale of such property. The sale of the land would fall under the authority of the San Pedro Lots Committee which is chaired by Yolanda Parham. A call placed to her at the San Pedro Town Council was met with shock and she stated, “I can tell you that this is the first time that I am hearing about this. But, I can assure you that if this were to happen it would have to come to me for a recommendation. I would never recommend something like that. Never!”

The parcel of land for sale is adjacent to the Boca del Rio Park.

    Further investigation revealed that there is property close to the Boca del Rio Park that is being sold by Southwind Properties which was verified by Claudio Azueta. According to Azueta the property being sold is actually private property which has been used for years. This property formerly belonged to Chocolate Heredia, who now resides in Caye Caulker Village, and who passed it on to his son. Heredia’s son later sold it to a private investor who is now interested in selling the lot.

    The property in question is parcel number 1314 in Block 7 of the San Pedro Registration and is located in front of Oscar’s Gym. The property extends 70 feet from Oscar’s Gym to the East, facing the shore, the property line then heads north for 110 feet and cuts into an angle which is 110 feet in length, heading west. The west line of the property ends at the existing pink apartment building and heads south to Oscar’s Gym’s property line and holds 195 feet. The parcel can be seen in the diagram below.

    Kindly note that the Boca del Rio Park is not included in the diagram but extends approximately 100 feet from where the parcel line ends. The price tag on the big beachfront property is $825,000US. For further information contact Southwind Properties at 226-2005.
