Actually I live 3.75 miles south of town and until recently I have been boating to town daily for the past 8 years. Also frequently come in to town for diner etc. In rain, cold, sun, fog, heavy winds etc. Even on a bad day it was better then what I am doing now which is taking the golf cart. Of course I did say 99% of the time and the 1% is when it is simply not a good idea to have my boat docked because of bad seas in town. Keep in mind that the road south to my location is basically the best road on the entire island.

Not just saying it I'm living it!

I'll back that up. It is waaaay more fun AND convenient to hop on the boat to town, south or north. If the weather let's us go outside at all, which is most of the time, it's a good day to boat. Got rid of the golf cart over a year ago...

Having the OPTION to use road or boat to get into town increases the value of any condo investment. So does having electricity, clear title, proportional ownership of common grounds and management and proximity to town. It's just common sense.

Why spend 400K or more on a condo in a development that has some or all items on the above list missing? Unfortunately there are some pretty slick sales people out there and folk do get duped and it ISN'T RIGHT in my opinion.

I'm not saying that traveling by boat isn't fun for some people, of course it is. My original post was aimed at folk NEW to the island...most of those who will invest in a condo here won't buy a boat at least until they actually move here permanently.

We have sold more than 20 of the units sold at one of the biggest developments on the island (2 miles north of town) and I can honestly say that only ONE of those buyers has a boat...and he bought that because he owns 3 villas north of said development.

I agree Chris, I just got carried away by Josh's enthusiasm for running up and down the coast. Wind in the hair, gleam in the eye...

Investing should be a contemplative process with a rational outcome. You have to admit though, it IS cool to be able to zip around like kids on a sunny day and that should be a factor in said decision too.

There is a strong need for a buyers representative portion of the real estate profession in San Pedro. You are spot on with your advice.

Maybe the MLS cooperative will help in the future structure of commissions, so that more representation will come from the buyers side. I would embrace that change in the environment.

At Sunrise Realty we represent Buyers on a very regular basis. We have many listings and represent the Sellers, but the Buyers agent market is certainly one that we cater to also.
